Challenges Faced by OAIS: Navigating Complexities in a Dynamic Environment

Customer Landscape: Currently, the industrial park hosts 23 companies, each vying for operational capacities. Many of these enterprises are integral to the automotive industry, engaged in Just-in-Time (JIT) and Just-in-Sequence (JIS) processes. However, the competitive environment introduces a persistent challenge, elevating safety risks within the premises. The competitive dynamics among the 23 resident companies pose a continuous challenge, amplifying safety risks within the shared space.

Logistics and Deliveries: The logistics landscape presents its own set of challenges, primarily related to the delivery processes undertaken by the companies within the industrial park.

  • Long distance truck deliveries: Deliveries are predominantly made by truck over long distances, resulting in uncertain arrival times and lack of coordination.
  • First come, first served approach: The prevailing approach to deliveries is 'first come, first served', leading to operational inefficiencies and potential bottlenecks.
  • Diversity of vehicle types: The variety of vehicles, ranging from private cars (used by service technicians) to small vans and large trailers, adds complexity to an already complex logistics network.
  • Unconventional loading and unloading: Some deliveries involve ground level loading and unloading without ramps, often requiring the use of forklifts. With typically only one ramp per building, this can lead to congestion and delays, especially given the infrequent use (1-4 times daily).

Parking and traffic on the site: The management of parking and traffic flow within the industrial park is a significant challenge, affecting the overall efficiency and accessibility of the site.

  • Limited truck parking outside the site: The lack of truck parking outside the site, particularly in the immediate urban area, exacerbates congestion and accessibility issues.
  • Scarce and inaccessible on-site parking: On-site parking is both limited and difficult to access, creating challenges for both employees and visiting drivers.
  • Traffic flow constraints: The presence of one-way traffic regulations, coupled with insufficient opportunities for traffic to meet within the site, hinders the smooth movement of vehicles.

Additional challenge: Multilingual and unpredictable arrival of international trucks

In addition to the existing challenges, OAIS faces a unique hurdle with the arrival of trucks from different countries. Drivers often communicate in different languages, creating uncertainty, and in many cases the specific shipping company is unknown in advance. To make matters worse, the vast distances involved make precise slot planning impossible. The usual waiting areas for drivers cannot be provided due to the urban location of our site, and the limited space within the site exacerbates this challenge. This scenario adds an extra layer of complexity to the logistics process, requiring innovative solutions to streamline communication and coordination with drivers arriving from different parts of the world.

Addressing the challenges: OAIS recognises these challenges and is committed to finding innovative solutions that enhance safety, streamline logistics and optimise the overall operating environment. Through collaboration and strategic planning, OAIS aims to turn these challenges into opportunities, fostering a more resilient and efficient industrial park for all stakeholders.

Your Job is: Improving Operational Efficiency at OAIS

As the CEO of OAIS, charged with overseeing the entire site, your leadership is critical in addressing the current challenges facing the site.

The negative impact on the site's reputation, the threat of regression from resident companies and the inability to attract new business require decisive action. To address these issues, a comprehensive system must be implemented to efficiently manage all vehicle movements, both inbound and outbound, including internal activities such as handling OAIS' own fleet, forklift trucks and the company's fire brigade, as well as external activities such as deliveries to production and storage areas, transport within production halls and movements within OAIS and company warehouses.

Proposed system: Dock and yard management [1] with control of in and out going traffic

A: Technical Perspective:

  • Vehicle entry and exit management: This sub-process meticulously monitors the logging of all incoming and outgoing vehicles, ensuring a systematic approach to movement control.
  • Internal Fleet Management: This process deals with the planning and monitoring of OAIS' internal fleet, which includes forklift trucks and the company fire brigade.
  • Production and warehouse deliveries: This process coordinates the arrival and departure of external vehicles delivering materials to production lines and warehouses, streamlining logistical operations.

B: Business Perspective:

Beyond the technological advancements, the introduction of Dock and Yard Management services at OAIS not only addresses existing challenges, but also presents a lucrative opportunity to create a sustainable revenue stream. By tailoring these new services to the specific needs of our customers, we not only provide effective solutions, but also position ourselves as a valuable partner, offering services tailored to address critical pain points within the industrial park. This strategic approach allows us to effectively market and 'sell' these offerings, reinforcing our commitment to the success and growth of the businesses we serve within the industrial park.

By introducing Dock and Yard Management, OAIS aims to not only resolve existing challenges but also enhance the overall operational efficiency of the industrial park. This strategic expansion of services demonstrates a commitment to creating a conducive and thriving environment for all businesses within the industrial park.
